ODC successfully secures it’s first property in the targeted area of East York per it’s target market research and business planning. The subject property at 225 King Edward was the specific property type that ODC sources for it’s rebuild/resell plan, has the appropriate size lot, and zoning for rebuild/resell business model.
April 2022
ODC closes on 225 King Edward and proceeds to architectural design/plan for a 2900 sqft rebuild.
June 2022
ODC signs off on architectural plans and submits for permitting. 225 King Edward will undergo significant renovations from a 1200 sqft home to 2900 sqft including basement. The property will be excavated outwards to maximize square footage and will be underpinned to maximize basement ceiling height (9ft) and be completed with a one bedroom basement apartment with separate walkout. Complete main floor renovation which includes a full kitchen, living space with walkout to the backyard, main floor will also include a powder room with 10ft ceilings throughout. Second floor will include 2 bedrooms with a full shared bathroom, 1 bedroom with washroom, and master bedroom with full bathroom and tub, as well as a walk-in closet. Skylights throughout the second floor and open concept stairwell. Fully landscaped front and back exterior. The home will be a modern design with high end modern finishings.
August 2022
ODC receives full permitting to commence construction of 225 King Edward. Demolition and excavation is scheduled to start in September 2022. Completion of project expected by April 2023 ready for market sale immediately after.

Jason Ferreira, Founder & CEO
Developer and Investor Jason Ferreira began his career by completing four full renovations. Two of these included tearing down homes to their framework and completely renovating them. Jason has Bought, Rehabilitated, Rented, Refinanced and Repeated, known as the BRRRR model, three separate properties in the GTA.
After starting his career in real estate, Jason made the decision to switch to the corporate world, specifically financial services and has accumulated over 15 years of experience in the industry. Jason was Vice President (VP) of Sales at NRT Technology, his experience in the field Includes: high-level corporate and finance strategies, relationship management, as well as deep knowledge in sourcing.
After 15 years in FinTech Jason made the decision to go back to his first passion, real estate and founded ONE Development Corporation, an opportunity to bring together the best of his skills, experience and achievements to date.
Two of Jason’s largest professional achievements include the founding of ONE Development Corporation and during his tenure as VP of Sales he helped grow NRT’s market penetration from 30 to 90 percent of market share across Canada, with over $100 million in revenue.
Due to the above Jason has a keen understanding of what is required in home building and renovation, as well as property acquisition and redevelopment. In particular, when it comes to assembling the right team of people to support ONE Development’s clear vision and strategy.
Jason’s passion for beautiful and timeless modern contemporary homes led him to create ONE Development.
